Mansions on Fifth – Historic Restoration
When Lawyer and Industrialist Willis McCook commissioned his 30-room Mansion in 1906 on ‘Millionaires Row’ he was commissioning a legacy. A century later, after severe damage due to fire, smoke, and water, the time would come for the legacy to be restored.
Jendoco would work in an Integrated Project Delivery model with the owner and design team from project conceptualization through project completion to transform this once grandiose estate into a boutique luxury hotel.
Because the property was recently granted acceptance onto the National Register of Historical Places all design and construction had to be conducted in accordance with Secretary of the Interiors Standards for Historic Structures. This created many challenges for our team as we attempted to preserve and restore and at the same time develop a state-of-the-art Boutique Hotel.
Our team had to work diligently to provide solutions to challenges introduced by re-using an existing structure relative to current building codes and ordinances. An elevator was installed to satisfy ADA requirements, coupled with ADA access into the building; a secondary fire stair had to be constructed; and a complete fire protection system had to be installed (including concealed combustible spaces, which were numerous and difficult to access). The team also had to identify the Mechanical, Electrical, and Plumbing systems to be used for this project and deal with the enormous task of creating mechanical shafts and chases for the vertical and horizontal distribution of these systems.
In addition to substantial modifications and improvements to the existing layout and systems, Jendoco would perform restoration of the existing slate roof, exterior granite and limestone, windows, stained glass, interior woodwork, interior plaster work, and painted murals. The result of this hard work is a beautiful luxury hotel, already occupied by a diverse clientele that oft comment on the embodied passion demonstrated in the transformation of this remarkable building, one that will serve the region for many generations to come; the restoration of a legacy.
